How GPU Offtake Buyers Screen an Unused Interconnect Site
Unused interconnection capacity gets attention. A diligence-ready site gets serious conversations.
A developer can have a site with an attractive power position, a credible development plan and a hall that could support compute, then watch an interested GPU buyer go quiet after the first call. The problem is often not the site itself. It is what happens when the buyer starts diligence. An offtaker needs to turn “we have power available” into: what is actually secured, when can it be delivered, what infrastructure exists around it, what remains to be built, and who controls each dependency? Start with the power position, not the headline number
Certainty first. Distinguish capacity that is operating, contracted, awarded, under study or dependent on future work. Prepare evidence, not a slide with a large capacity number.

- What interconnection rights or agreements exist?
- What milestones, deposits or obligations remain?

Build a realistic path from interconnect to rack

Make commercial control obvious
Document land ownership or lease control, development rights, counterparties, encumbrances and the commercial structure. If several entities control different pieces, show that structure early. The goal is to make dependencies legible. Package the diligence room before outreach
This is not a hundred-page memo. A first-pass data room is enough for a serious conversation:
- One-page site overview.
- Power and interconnection summary.
- Supporting utility and interconnect documents.
- Single-line electrical diagram where available.
- Site plan.
- Land-control documents.
- Development and permitting status.
- Fibre and network summary.
- Cooling and water assumptions.
- Construction or energisation dependency schedule.
- Ownership and counterparty map.
- Clearly labelled open questions.
Keep the summary factual. The strongest packet makes uncertainty visible. Buyers can diligence an unresolved transformer question. They cannot diligence “GPU ready.”
