Disclose Backup Power, UPS, and Generator Reality for GPU Offtake

Available megawatts get the meeting; ride-through and generator truth decide whether a buyer can underwrite the site.

The buyer likes the megawatts. Then they ask UPS minutes at the compute design load, generator nameplate versus available kW, who owns the automatic transfer switch, how many days the fuel contract actually covers, and the date of the last load-bank test.

The answers are not in the packet. There is a brochure runtime. There is a generator on a site walk. There is a fuel tank someone remembers filling. That is not a backup-power product. Interconnect screening, transformer lead time, cooling headroom, fibre path, and makeup water are separate workstreams. This playbook is about disclosing ride-through and generator reality a GPU offtake buyer can underwrite.

State UPS runtime at the compute design load

A UPS minute count from a catalog page is not a diligence number. Runtime changes with load, redundancy mode, battery age, temperature, and whether the UPS is carrying IT load only or also mechanical plant. State minutes at the GPU offtake design load—the kW the buyer would actually put on the floor—not at a half-load marketing point.

Name the topology: N, N+1, 2N, or another arrangement the site can defend. Name what the UPS is expected to cover: compute, storage, network, and which cooling or CDU loads must ride through with the IT. A hall that keeps GPUs up for four minutes while the CDU drops at thirty seconds does not have four minutes of usable compute.

Publish the basis: factory rating, commissioned test, last battery discharge, or desktop estimate. Those are not interchangeable. If batteries are near end of life, say so. If the UPS is sized to a prior tenant’s load and the offtake block is larger, the brochure minute count is a different product. Label planning assumptions so a buyer can see which number is measured and which is still conceptual.

Ride-through only matters if it bridges to a generator that can accept the load. UPS minutes without a successful transfer are a graceful shutdown, not backup power. Write the intended sequence: utility loss, UPS carry, transfer, generator stable, and the load that remains if any step fails.

Disclose generator capacity, redundancy, and fuel logistics

Nameplate kW is not available kW. Derate for altitude, temperature, fuel type, emissions mode, and the site’s actual paralleling or load-step limits. A 2 MW nameplate that can only pick up 1.4 MW of GPU plus cooling in summer is a 1.4 MW product until proven otherwise.

State redundancy the same way: how many machines, what happens if one is in maintenance, and whether the offtake block can run on the remaining set. A single generator that covers the hall is a different disclosure from an N+1 plant with one unit always in service. If a unit is shared with another tenant or a life-safety load that has priority, write the priority. GPU offtake that loses the race to a legally required load is not reserved backup.

Fuel is a logistics claim, not a tank photo. Name fuel type, usable on-site volume after unusable heel, hours or days at the compute design load, who holds the supply contract, what refill response the contract actually states, and which weather or allocation events have interrupted delivery in the last few years. A “we can get fuel” sentence is adjacency. A contract with a volume, a response, and a recent delivery record is control.

Name transfer-switch control and the black-start procedure

Who owns the automatic transfer switch, who can operate it, who can inhibit it, and what happens if it fails to transfer are operational facts. A switch the landlord controls, with a phone tree and no after-hours authority for the offtake tenant, is not the same product as a customer-controlled ATS with a documented inhibit and a tested manual path.

Write the black-start procedure as a sequence a night-shift operator can follow: detection, UPS behavior, ATS action, generator start, synchronization or dead-bus close, load add, cooling restore, and the abort if any step fails. Name which steps are automatic and which require a person on site. If the procedure has never been run against the compute design load, label it untested.

If the site can energize compute before backup power is commissioned, disclose that pairing. Temporary utility-only operation is a schedule fact, not a backup-power claim. Attach test evidence and maintenance records

A generator that has not seen a load-bank test, or a UPS that has not seen a discharge test, is a drawing. Publish the last load-bank date, the load achieved, the duration, and whether cooling ran with the IT step. Publish the last UPS or battery test, the runtime observed, and any alarms that remained open. A test at 40 percent of nameplate does not prove the offtake design load.

Attach the maintenance trail that makes those tests believable: generator service intervals, battery replacement dates, ATS inspection, fuel polishing or sampling, and open deficiencies. An overdue service bulletin on the only generator is part of the disclosure. Hide it and the rest of the packet loses credit.

Buyers do not need a full electrical study on first contact. They need one or two pages that state UPS minutes at design load, generator available kW and redundancy, fuel days and contract, ATS ownership, black-start status, and the dates of the last material tests. No. State minutes at the compute design load and say whether the figure is measured, commissioned, or estimated. A catalog curve at half load is not the offtake product. If you cannot measure yet, label the runtime unknown rather than implied.

Does generator nameplate prove available backup kW?

No. Derate, redundancy, shared priority loads, and fuel logistics decide what a buyer can underwrite. Nameplate is the starting claim. Available kW at the offtake design load is the diligence number.

Who should control the transfer switch?

Whoever must complete the black-start sequence when the offtake is live. Landlord-only control can work if after-hours authority and a tested manual path are written down. What if backup power is not yet commissioned?

State that plainly. Buyers can underwrite a future plant if the path is visible. They cannot underwrite a rounded runtime with no test. Temporary utility-only operation should be labeled as such, not sold as ride-through.
